There is certainly
nothing wrong with purchasing a resale home. Most home sales in
Georgia are re-sales Many people prefer an “already lived in home”.
Reasons for this are:
- Since the area is mature you get a chance to
see exactly what your house looks like, as well as the rest of the
homes on the block or in the subdivision. It takes less
imagination when you can see all of the lawns fully grown, the
trees standing tall, the kids playing basketball and all of the
other niceties of a neighborhood.
- When you enter a lived in house, the
furniture is in place, the carpeting is down, the appliances are
working and the heat or air conditioning is comfortably humming a
“welcome”.
- There is also sufficient choice. In almost
any Georgia city or suburb there are homes that fit anyone’s taste
and budget. Many times folks find hidden gems in “fixer uppers”
that with a significant amount of sweat and ingenuity become a
place they are proud to call home. The same applies to buying
foreclosed homes. Unfortunately foreclosures are available in
large numbers in many areas. One person’s misfortune becomes
another’s opportunity. Sad though it may be, it is a fact of life
and a fact of the real estate market.
When you buy new
construction, although the lawns need to be imagined and the lot
looks bare, there are also great advantages for the buyer.
- If you are one of the first to purchase a
home in a new Georgia subdivision, you can usually enjoy a
significant savings. Builders need to sell the first group of
homes in a development as quickly as possible. Just like nobody
wants to eat in an empty restaurant because they assume that the
food is less than terrific, many people hesitate to be the first
buyers of homes in a subdivision. It is simply a matter of lack
of confidence.
- You also have much more choice when you buy
a new home in Georgia. Although the various house plans in the
planned community are 95% set, there is usually plenty of option
left for the buyer to tweak the house to your taste, style and
need.
- In the past few years new homes have, on
average, more square feet of living space than resale homes in
similar price categories.
- And, let’s face it, some people just like
having something brand new. It has never belonged to any one else
before. It is yours from the time the house foundation is poured
and the framing takes place. You and the bank, that is, for the
next 30 years.
